Mis'ar
New: an assistant that prices on its own and learns from your corrections

Price your project
in one conversation

Describe what you need priced, or upload the bill of quantities. Mis'ar asks only what it is missing, builds and prices the sheet from your catalogue, reviews it before showing it, and saves it as a real project you can edit and export.

Using what I know about you: Riyadh, private client, 20 workers, mid-range finish. I started from the villa template, scaled it to the area, then reviewed it:

Describe what to price…

An illustration with approximate figures — real ones are computed from your template and catalogue.

From an idea to a quotation

Three steps — and you see and can change the result of each.

1

Describe or upload

Type “a 450 m² villa in Jeddah” or drop an Excel BOQ. It asks once for what is missing — region, budget, finish — with a suggested answer for each.

2

It builds, prices, reviews

It starts from a template or your sheet, prices from the catalogue, then checks itself: unpriced items, outlying rates, missing trades, and cost per m² against your past projects.

3

Adjust and send

“Make the margin 12%”, “drop electrical” — or open the sheet and edit by hand. Then export to Excel or print the quotation in one of five designs.

Figures that match Excel
to the halala

One pricing engine computes on screen, on the server and for the assistant, tested against a real 146-item villa workbook. Factor, overhead, profit, contingency, discount and VAT — in the same order as the original sheet.

  • A rate build-up per item: materials, labour, plant
  • Scenarios and revisions you can go back to

The assistant

It does the work,
and remembers you

It creates the project, adds items, reprices it as government work, changes the margin — straight into the database. And it remembers your region, budget and crew size, so it never asks twice.

  • A revision before every change, and Undo under every reply
  • Reads Excel and CSV files and turns them into a project
  • Works only within your permissions

Quotation

From the sheet

A quotation and a technical proposal in your company’s identity and terms, updated with every change to the sheet, ready to print or save as PDF.

It learns from your team

Every correction makes it sharper

When an estimator changes a rate the assistant suggested, it is not lost. It teaches that person at once, and everyone once a manager approves it.

The assistant suggestsInternal plaster: 28 SAR/m²
An estimator corrects35 SAR — on two projects
A manager approveswith the evidence

Company instructions

Approved margins, regional factors, how to present — written once by a manager, always followed.

Benchmarked on your work

Cost per m² by building type from your own priced and awarded projects, not generic figures.

Rate every reply

“Helpful” or “not” with a reason — the assistant reads it next turn, the manager sees it in the brain.

Mis'ar AI

One mind, built for pricing

Not a general chatbot: Mis'ar AI knows bills of quantities, your price catalogue and your past projects, and works with the very tools you do.

Speaks construction

Divisions, items and units; factor, overhead, profit and contingency; the difference between government and private, small and large.

BOQsRate build-upsQuotations

Works with tools, not guesses

It searches the catalogue, builds the project, reviews it and compares it with your work — and the totals come from the pricing engine, not the model.

CatalogueReviewBenchmarks

Gets better with every project

It remembers each user and learns from your team’s corrections and approved lessons, coming closer to your own prices day by day.

Built to be trusted

Real permissions

Viewer, reviewer, estimator, manager, owner — enforced on the server, and the assistant is bound by them like anyone.

An audit trail that cannot be edited

Who changed what and when, and revisions for every project you can restore in a click.

Your data on your server

Your projects live in your database, secret keys never reach the browser, and the pages load nothing from third-party sites.

Costs you can see

Every reply records its cost, and a monthly cap stops spending when reached.

Arabic and English

Interface and documents in both languages, with a dark mode.

Nothing is final

A trash for projects, and Undo for anything the assistant did.

A plan the size of your work

Every plan has every feature: the assistant, the catalogue, the project file and learning from your team. They differ in users, projects and assistant allowance.

Frequently asked questions

Can I trust the figures the assistant gives?

The model does not add things up: the same pricing engine that totals the BOQ does, and it is tested against a real workbook to the halala. Rates come first from a template or your catalogue; whatever the assistant estimates itself is flagged “estimate — please review”.

Does the assistant change my projects behind my back?

Only what you ask, and only what you are allowed to edit. Before its first change to a project it saves a revision, and every reply has an “Undo” button that puts everything back.

How does it “learn”?

When an estimator corrects a rate the assistant suggested, the assistant remembers it for that person at once. When the same item is corrected again, a lesson is proposed to a manager with the evidence; once approved it applies to everyone, and can update the price catalogue.

What is Mis'ar AI?

Mis'ar's own AI engine, designed for pricing bills of quantities: it works with the system's tools, your price catalogue and your past projects rather than guessing, and improves with your team's corrections. A manager can set a monthly cap on its use.

Can I work by hand, without the AI?

Yes. Whatever the assistant builds is an ordinary project in the BOQ — edit, price and export it by hand — and the system works in full without any AI key at all.

Where is my data kept?

On your own server, in a MySQL database. AI keys stay on the server and never reach the browser, and the pages load nothing from third-party sites.

Can it read the BOQs I already have?

Yes. Drop an Excel or CSV file into the chat and it extracts the divisions and items with their quantities and prices them — or import it straight into the BOQ.
